Hays is currently on the look for a new Strata Manager for a well-known, leading property group situated in WA. Your new role
As Strata Manager, you'll be given the option of going through a training course paid for by the client or, if you have the experience, you can get right into it. The portfolio is 40 properties and typically are smaller commercial buildings across WA. (Can be broken up depending on experience)
With the following tasks:
- Act as the main advisor to Strata Councils/owners on governance, compliance, and building operations
- Manage client enquiries, disputes, breaches, and daily communication
- Coordinate maintenance, repairs, contractor engagement, quotes, and work orders
- Conduct routine site inspections and arrange corrective actions
- Prepare and attend AGMs, EGMs, and Committee meetings (including after-hours)
- Prepare and issue levy notices, meeting notices, minutes, statutory documents, and by‑law enforcement paperwork
- Maintain accurate strata records, registers, agreements, and documentation
- Administer strata trust accounts: code invoices, manage arrears, prepare budgets, and present financial reports
- Coordinate insurance renewals, valuations, and claims with owners and insurers
- Chair meetings and ensure proper procedural compliance
- Oversee capital works projects, contractor performance, and major repairs
- Manage portfolio onboarding, handovers, and general client service delivery
- Provide after-hours emergency support on a rotating basis
What you'll need to succeed
Junior level $75k+ – coming from a property management background or similar role with transferable skills
Senior level $85k+ – have 3+ years experience as a Strata Manager
- Exceptional organisational skills with the ability to manage multiple schemes and competing priorities
- High-level communication skills, especially when explaining complex legislative matters
- Sound judgment and proactive problem-solving under pressure
- High attention to detail and accuracy across compliance, documentation, and financial tasks
- Ability to work independently while contributing effectively to a busy team
- Competence in Microsoft Office and strata management software
- Experience coordinating maintenance, capital works, and contractor engagement
- Calm, resilient, and responsive when handling urgent issues, disputes, or high workload periods.
