Your new company
An experienced Building Manager is required to oversee the day-to-day operation of a large, high-end residential and resort-style property. This is a hands-on leadership role with responsibility for care-taking operations, contractor management, compliance, budgeting, and stakeholder relationships across multiple Body Corporates.
You will play a key role in maintaining the property to a premium standard while ensuring compliance with all care-taking Agreements and operational authorities.
Your new role
- Lead and oversee all care taking and facilities operations in line with Care taking Agreements and operational authorities.
- Manage contractors and maintenance teams, including appointments, inductions, supervision, and performance
- Maintain buildings, plants, gardens, grounds, and common areas to a consistent 5‑star standard.
- Establish and maintain accurate operational registers, records, and compliance documentation
- Conduct regular property inspections, prepare reports, and follow up all actions
- Attend Body Corporate meetings and prepare manager reports as required
- Manage owner relationships, enquiries, and complaints professionally
- Control departmental budgets, forecasts and invoice approvals
- Ensure compliance with fire safety and evacuation procedures, escalating risks as required
- Support emergencies after hours and complete minor repairs and hands-on maintenance as needed.
What you'll need to succeed
To be successful in this role, you will demonstrate:
- Proven experience in care taking, facilities management, or building management
- Strong knowledge of Body Corporate operations, Caretaking Deeds, and Operational Authority documents
- Experience managing teams and contractors in a residential or resort environment
- Strong budgeting, forecasting, and cost control skills
- Excellent stakeholder engagement and conflict resolution abilities
- High attention to detail and strong organisational skills
- A proactive, solutions-focused and hands-on approach
- Ability to complete minor repairs and maintenance tasks
