AO5 Advisor (Property)

Government agency looking for a Senior Advisor and Advisor to assist with their marina property portfolio.

Your new company

Our client is a Queensland government agency based in north Brisbane that provides community support, transport, and road projects across the state. Due to an increase in workload, they are looking to add a Senior Advisor and Advisor in Property to their branch to assist with the department's boating property portfolio.


As the AO6 Senior Advisor (Property), you will:

  • Manage the department’s boating property portfolio including the provision of strategic and technical advice in relation to all aspects of the portfolio, assets and resources.
  • Lead property negotiations with respect to lease and licence agreements including new agreements, renewals, consents, and amendments to ensure legal compliance
  • Set rents at the commencement of a tenancy that are consistent with the current market levels and in line with the department’s rental policy and the Queensland Government Land Transaction Policy.
  • Manage rent reviews and lease renewals (including rental arrears) to ensure they are applied on time and at the correct rate in accordance with the terms and conditions of the lease or licence.
  • Analyse and provide strategic advice on lease documents and consultant reports as they relate to the Boat Harbour Leasing Portfolio, legislation and policy.

As the AO5 Advisor (Property), you will:

  • Manage new agreements, waitlist management, vacating berth holders and berth holder movement within the Facilities, and Accounts Receivable administration processes.

  • Provide technical advice for budget preparation for planned and unplanned maintenance matters

  • Manage Accounts Payable administration processes for contracts including security, cleaning, fire protection and landscaping.

  • Active management and compliance of the Facilities to optimise occupancy.

  • Provide strategic advice on agreements and reports as they relate to the department

  • Provide support and technical advice relating to the broader Boat Harbour Leasing portfolio.

What you'll need to succeed

To be successful in these roles, you will come from a background and property and lease management, with the ability to maintain a complex property portfolio, ideally in the public sector or in marina management. Therefore, you will have previous experience in lease management, preferably with a commercial portfolio. You will have effective stakeholder management skills as well as correspondence and documentation skills. You will be able to develop and maintain effective relationships with internal and external stakeholders. Additionally, you will have the ability to prepare high level correspondence and documentation on a range of issues relating to marina lease and facility management. Please note a “C” Class Drivers Licence will be required for both of these roles.

You will be offered an immediate start in an initial 12 month contracted/casual role with a government agency, with the possibility of an extension. You will be offered a full-time temporary position paying AO5 or AO6 hourly rates + super dependent on experience.
