Hays has partnered with one of Australia's largest owner/developers to find a Residential Property Manager on a permanent basis. This is a long-standing market leader and prides itself on innovative residential developments across Australia's east coast.
Your new role
Reporting to the head of property, your day-to-day job will include:
Leasing
• Liaising with all stakeholders and landlords
• Coordinate and facilitate timely repairs and maintenance
• Answering queries and providing outstanding service to clients with attention to detail
• Advertising properties and conducting open inspections
• Processing Tenant’s applications
• Conduct routine, in-going and out-going inspections, addressing maintenance issues
promptly and proactively
• Preparing for and attending NCAT when required
Building Management
• Managing the asset register and preventative maintenance schedule
• Organising and coordinating repairs and maintenance (to common property), renovations, upgrades and capital improvement projects
• Being an on-site contact for owners, tenants, and contractors
• Issuing work orders and verifying invoices
• Conducting regular building inspections and preparing reports.
• Identify by-law breaches for escalation
• Record keeping of all services, costs and expenditures associated with contractors authorised by the owner’s corporation
• Ensuring building compliance and safety are maintained and coordinating certifications, including lifts, swimming pools, fire systems, and roof anchor points
• Obtaining and recording all documents from contractors (such as their insurance certificate and copy of a business/contractor licence, etc.) to ensure compliance and regulatory requirements are met.
• Project coordination and supervising the contractor’s agreed services on-site
• Managing and responding to emergencies and incidents
• Attending complaints and requests from building occupants
• Managing and directing cleaning and security staff and activities
• Negotiating and liaising with third-party service providers.
• Liaising with building occupants, Strata Manager, Strata Committee members and other stakeholders
• Attending Strata Meetings
What you'll need to succeed
We are looking for a self-motivated multitasker who is looking to take the next step in their career.
Essential criteria:
- 2 years experience in PM or Building Management with leasing experience
- Certificate of Registration or Real Estate Licence
- Full, valid Driving Licence
- Ability to pass a police check
