Hays Property - July 2008
Hotspots
Mid to senior level property managers and retail and commercial sales and leasing candidates will be in demand this quarter due to the ongoing promotion of staff into more senior roles, requiring the recruitment of replacement staff.
Experienced development managers with local end-to-end experience, quantity surveyors with consultancy (not contractor) experience and senior valuers with commercial experience are also all required.
Finally, building surveyors with a degree in building surveying, leasing executives and shopping centre managers are in demand.
The coming quarter
This quarter will be an active one for the property sector as new jobs are created in line with the commencement of the new financial year. While most property employers have staffing requirements, they request candidates that they perceive as possessing quality skills and experience, particularly in development. The concern is that these candidates often have high salary expectations, although employers will pay an above-market salary and create a vacancy to secure those candidates with all the required skills and experience.
Executive recruitment
Senior level development managers remain in high demand with managers for both quantity surveying and valuation consultancies in short supply.
Salaries
The 2008 Hays Salary Survey, detailing typical salaries across Australia and New Zealand, has been released. The survey includes over 9 property roles in 11 locations and is available from www.hays.com.au/salary
Candidate trends
Active candidate flow is the result of agency growth and improved attraction strategies. Agencies are offering improved work conditions or benefits, which is increasing the movement of staff between employers.
In a new candidate trend, senior level skilled development managers have begun consulting to one or more developers.
